Policies

Please review these terms and conditions for nightly reservations, extended stay occupancy, payments, cancellations, and property rules.

Rate Plan Classifications

Ember Inn Suites offers two separate occupancy classifications.

Nightly Rate Plan: Nightly stays are classified as transient lodging accommodations and are subject to all applicable state and local lodging taxes.

Extended Stay Occupancy Plan: Weekly and monthly stays are operated as non-transient extended stay occupancy accommodations pursuant to an enforceable written occupancy agreement. Weekly payment intervals are administrative billing periods only and do not constitute separate transient hotel stays, separate occupancy agreements, or mandatory weekly check-outs. By selecting a weekly or monthly rate plan, Guest acknowledges and affirms that the committed occupancy exceeds 30 consecutive days.

Extended Stay Occupancy Agreement

Guests selecting a weekly or monthly rate plan commit to continuous occupancy unless terminated by either party pursuant to these Terms and Conditions and applicable state law.

Guests shall generally remain in the same assigned room continuously during occupancy unless otherwise requested by Guest or reasonably required by management for operational, maintenance, safety, or property management purposes.

This occupancy arrangement is a non-transient extended stay occupancy agreement and not a nightly transient lodging accommodation.

Notice of Termination

Guests seeking voluntary early termination are requested to provide 30 days advance notice. Ember Inn Suites may waive this notice requirement at its discretion as a guest accommodation.

Ember Inn Suites may terminate occupancy for nonpayment, repeated disturbances, criminal activity, unauthorized occupants, smoking violations, property damage, safety concerns, operational necessity, or violations of property policies, subject to applicable state law.

Violations involving safety concerns, criminal activity, property damage, unauthorized occupancy, operational disruption, or failure to make scheduled payments may result in immediate termination where permitted by law.

Guest acknowledges that Extended Stay Occupancy accommodations operate with rolling weekly payment intervals and are not traditional fixed-term residential apartment leases.

Housekeeping and Services

Housekeeping for Extended Stay Occupancy guests is provided only upon request or periodic operational scheduling. Daily housekeeping is not included.

Electronic Acceptance and Signature

By completing an online booking, selecting a weekly or monthly rate plan, submitting payment, checking in, accepting these Terms and Conditions electronically, or occupying the room, Guest acknowledges and agrees that such actions constitute electronic acceptance and electronic signature of this occupancy agreement pursuant to applicable state and federal electronic transaction laws.

The electronic acceptance constitutes the Guest's signature and establishes the agreement date. Agreement Date: As recorded in the reservation confirmation issued to Guest at time of booking.

Early Departure

Guests may voluntarily terminate occupancy early. Early departure acknowledges the Guest is terminating a 30+ day occupancy agreement early and that the hotel voluntarily waives the notice period as a courtesy.

Ember Inn Suites will make reasonable efforts to absorb applicable lodging tax obligations associated with early departure and does not intend to pass such obligations to Guest, though specific tax treatment may vary based on the circumstances of departure.

General Property Rules

Police activity involving guests or visitors, unauthorized occupants, excessive disturbances, propped exterior doors, illegal activity, smoking inside rooms, unsafe conditions, or repeated policy violations may result in termination of occupancy rights.

Ember Inn Suites reserves the right to protect the safety, quiet enjoyment, reputation, and operation of the property for all guests and occupants.

By submitting payment, receiving room keys, checking in, selecting a weekly or monthly rate plan, or electronically accepting these Terms and Conditions, Guest acknowledges and affirms that this reservation is a commitment to continuous occupancy exceeding 30 consecutive days pursuant to the Extended Stay Occupancy Plan.

Agreement Date: As recorded in the reservation confirmation issued to Guest at time of booking. Such actions constitute the Guest's electronic acceptance, electronic signature, and execution of the enforceable written occupancy agreement pursuant to applicable state and federal electronic transaction laws.

Payment Policy

Nightly Rate Plan reservations are charged applicable state and local lodging taxes.

Extended Stay Occupancy Plan reservations are billed on rolling weekly or monthly administrative payment intervals pursuant to a continuous occupancy agreement intended to exceed 30 consecutive days.

Payments are due in advance at the beginning of each billing interval. Failure to make scheduled payments may result in termination of occupancy rights.

Cancellation Policy

Nightly Rate Plan reservations may be cancelled pursuant to the selected rate plan at the time of booking.

Extended Stay Occupancy Plan reservations are a commitment to occupancy for a minimum of 30 consecutive days unless early departure occurs pursuant to these Terms and Conditions.

Guests seeking voluntary early termination are requested to provide 30 days advance notice. Ember Inn Suites may waive this notice requirement at its discretion as a guest accommodation.
